A CMA or Competitive Market Analysis gathers the latest MLS housing data and other market statistics to compare your home and its features with other properties currently for sale, or which have just sold.

What To Expect at a CMA Appointment

  • 15-20 minutes to review the CMA together and discuss pricing in today’s market
  • A discussion of your financial goals and net profits based on pricing strategies
  • A discussion on the possibility of increased value due to improvements/renovations
  • Review the MLS Listing Contracts and samples of my Marketing Plan
  • To discuss and clarify agency law, seller/agent obligations and responsibilities
  • Brief discussion on the selling process and what you can expect during the listing term
  • If there is a mutual connection, to sign the listing papers and discuss the term details
  • Finally, to answer any further questions you may have and offer you some insider selling tips
  • If you hire me, the receive a copy of the CMA for your records.

Depending on the length of discussion required, the CMA appointment can last anywhere from 45-minutes to an hour or more. At the end of the meeting you should have a good sense of my pricing strategies and plans for marketing your home.
