Strata resale is complex and requires significant paperwork, from strata meeting minutes to engineer reports and all the documents in between. Before we sit down to dicusss marketing your home, please gather and make copies of all the correspondence you have recevied to-date from the strata council or property management company. This information is one of the key compents of strata resale and depending on how organized we are, it can make for a speedy or laboured sale.

Items To Have Ready Before You List Your Home

Documents

  • Evidence of Title (title policy, abstract, etc.)
  • Full contact information of the of principle(s)
  • Property survey or Strata Plan
  • Most recent property tax bill
  • Mortgage status and information
  • Lender’s name, address, phone, contact person
  • Information on other loans/mortgages against the property title
  • If held in trust, the name of trustee, trust account number and contact information
  • Your attorney’s name, address and phone number
  • House keys/fobs and security details if applicable
  • All current or past contracts/leases entered into including parking/lockers
  • Any permits or other building documentation


Contact Information

  • The work number of you/spouse/family etc who ever is on title
  • Neighbour’s name and phone number (in case of emergency)
  • Utility bills (electric, gas, water) or copies
  • Information you want everyone to know about your property
  • Attractive exterior photos of your home in other seasons (if avail.)
  • Your thoughts on special features of your home or community
  • A list of personal property included or excluded in the sale


For Condominium or Townhouse

  • Copies of the Strata By-laws and Rules
  • Certificate of Insurance (if applicable)
  • Any past Building Envelop or Engineers Report(s)
  • The last 24 months of all meetings including from Minutes & AGM Meetings
  • Any notices or documents sent to strata owners
  • Any leases for parking, storage lockers or other item/service
  • Copies of the most recent Bylaws registered at Land Titles
  • The Strata Plan and any/all attachments
  • Floor plans or developer's docuementation (presentation package/brochures etc.)

If you have completed any renovations to your home or condominium suite, have the invoices and warranties photocopied. Again, this can help when it comes to pricing your home and making adjustments for improvements. If there is anything else you think would be relevant to the resale of your home, include it with the above mentioned papers. The more organized you are with such details the faster you can get your home on the MLS® and we can start attracting qualified buyers.
